Home Truths Tenancy Terms

What will renting a property cost me

On completion of your application form, we will require a payment of £150.00 for a single occupant and £50.00 per additional occupant. In order to process the application and carry out the references and draw up a tenancy agreement.

On completion of the agreement and if the application is successful we will then also require 1 months rent in advance and a bond/deposit which is usually equivalent to 1 months rent.

In certain cases you may be asked to provide a guarantor, if you are unable to prove your income or you are between work positions.

The purposes of the guarantor is to honour rental obligations, if you are not in a position to.

To qualify as a guarantor a person would need to earn roughly 3.5 times the monthly rent agreed and have been in continuous employment for the past 12 months.

If you think you may need a guarantor you will have to complete a further application form and please note that a further charge of £50.00 will be payable to reference check the guarantor.

Please note that once your application has been accepted our administration fees are NON-Refundable.

Please ONLY apply for a property if you have every intention of moving into it and you are sure that you can afford it and/or provide a suitable guarantor.

PLEASE NOTE that the administration fees you paid will only hold the property for a period of 7 days. After this time if you have NOT paid your deposit in full, then the property may be let out to someone else.

The referencing procedure

Processing the application, including the referencing procedure, normally takes about 3-5 working days, as long as you can provide us with the information we have asked you for. Should we encounter any problems, they are likely to be due to:
  • Application Forms not being completed correctly or fully.

  • Problems in clarifying your employment, particularly from large organisations, or Local Authorities/Public Service employers.

  • Difficulties in obtaining previous landlord's references.

If you are successful in obtaining the property

If your application is successful, we will confirm a date to move in and arrange an appointment time to meet you at our office or the property on the move in day.

We will also need one months rent in advance and you will be required to pay your bond/deposit in full.

In the week leading up to you taking residence in the property, we will draw up your tenancy agreement. This will need to be signed by all tenants before you will be allowed to move into the property. We will arrange an appointment for you to come into our office to sign this agreement. If you have a guarantor, they will also need to sign on the day.

Your deposit/bond

Home Truths Lettings are a member of The Deposit Protection Service (DPS) and all deposits taken from our tenants will be held in a client account and registered with the scheme. For further information on tenancy deposits please click here.

Should your new landlord wish to hold the bond/deposit him/herself, you will be made aware of this at the outset of the tenancy.

Moving day

On your Moving Day, we, Home Truths, or your landlord will meet you at the property to hand over the keys and to take meter readings. At the same time you will be provided with an Inventory that needs to be checked and completed during the first few days in your home. We will also need you to collect a completed standing order form for your future rent payments.
